1. Who operates this website

This website is operated by Jeffery Ng, a real estate salesperson registered with the Council for Estate Agencies (CEA Registration No. R050136D) and practising with Huttons Asia Pte Ltd (CEA Estate Agent Licence No. L3008899K). Jeffery Ng is part of the sales team appointed by the developer to market Clovelle of Woodlands. This website is an independent marketing website. It is not the corporate website of Sim Lian Group Limited, Sim Lian Land Pte Ltd or Sim Lian Development Pte Ltd (together, "the Developer"), and nothing on it is published by or on behalf of the Developer unless expressly stated.

2. No commission payable by buyers

Buyers who purchase a unit in Clovelle of Woodlands through the appointed sales team pay no agent commission. The salesperson is remunerated by the Developer. Buyers are free to engage their own salesperson, in which case co-broking arrangements are a matter between the estate agents.

3. Nature of the information

All information on this website, including without limitation unit counts, unit mix, unit sizes, floor plans, site plans, facilities, distances, travel times, school proximity, dates, expected Temporary Occupation Permit and Certificate of Statutory Completion dates, land costs, launch price expectations, illustrations and photographs, is provided for general information only. It has been compiled in good faith from publicly available sources, including Housing & Development Board tender results, Urban Redevelopment Authority publications, OneMap, press reports and the Developer's published materials, and is current only as at the "last verified" date shown on each page.

Information marked "indicative", "estimated", "approximately" or "~" has not been confirmed by the Developer. In particular:

• Floor plans shown on this website are illustrative layouts drawn in the style of the Developer's previous executive condominium projects at the unit sizes of a previous project. They are not the approved building plans for Clovelle of Woodlands, have not been issued by the Developer, and must not be relied upon for any purpose. The Developer's official floor plans, when released, supersede them entirely.
• Prices quoted or implied on this website are illustrations derived from published third-party analyst estimates and standard arithmetic. They are not offers, price lists, indications of the Developer's pricing, or forecasts. The only valid prices are those in the Developer's price list issued at launch.
• Distances and travel times are straight-line or scheduled estimates from an approximate site centroid and will change once the development's entrances and address are fixed. Primary 1 registration distances are determined solely by the Ministry of Education from the official address.
• Illustrations of the development, including the isometric massing graphic and any artist's impressions, are conceptual and do not represent the approved design, block layout, height, orientation or landscaping.
• Photographs of the surrounding area show existing amenities and transport infrastructure as photographed on the dates stated in the image credits and may not reflect current conditions.

4. No contract, no reliance

Nothing on this website forms part of any offer, contract, representation or warranty. The terms of any purchase are governed exclusively by the Developer's Option to Purchase and Sale and Purchase Agreement in the form prescribed under the Housing Developers (Control and Licensing) Act 1965 and the Housing Developers Rules, and by the Developer's project particulars. Where this website and those documents differ, those documents prevail. Prospective purchasers must verify all information independently, inspect the showflat and the Developer's approved plans and specifications, and obtain their own legal, financial and tax advice before committing to any purchase.

5. Eligibility, grants and financing

Executive condominium eligibility, CPF Housing Grants, resale levy, Minimum Occupation Period and privatisation rules are determined by the Housing & Development Board and the Ministry of National Development and may change. The eligibility and affordability checker on this website is an educational tool that applies published rules to figures you enter in your browser; it stores and transmits nothing. Its results are indicative, are not an HDB eligibility assessment, an HDB Flat Eligibility letter, a loan approval or financial advice, and must not be relied upon. Loan amounts depend on each bank's credit assessment under the Monetary Authority of Singapore's Total Debt Servicing Ratio and Mortgage Servicing Ratio frameworks. Jeffery Ng is not a licensed financial adviser.

6. CEA advertising compliance

This website is published in accordance with the Council for Estate Agencies' Practice Guidelines on Ethical Advertising. The salesperson's name, CEA registration number, estate agent's name and licence number are stated on every page. Any statement about the Developer's status, the development, its tenure, size or facilities is drawn from the Developer's materials or public records as cited. No statement on this website is intended to create a false impression of urgency, scarcity, price or availability. Complaints about this website may be directed to Huttons Asia Pte Ltd or to the Council for Estate Agencies.

7. Personal data

Personal data submitted through forms on this website is collected, used and disclosed in accordance with the Personal Data Protection Act 2012 and our Privacy Policy. Form submissions are routed to Jeffery Ng's WhatsApp business line and may be recorded in Huttons Asia's customer relationship management system.

8. Intellectual property

The text, layout, floor plan illustrations, isometric graphic and calculators on this website are © Jeffery Ng and may not be reproduced without permission. "Clovelle of Woodlands" and the Developer's logos, renders and brochures are the property of the Developer and are used, where present, for the purpose of marketing the development. Photographs of the surrounding area are used under Creative Commons licences and are credited on the image credits page; the licence terms, including attribution and share-alike obligations, apply to any reuse.

9. Third-party links and sources

Links to HDB, URA, OneMap, MOE, the Developer and news publishers are provided for convenience. We do not control and are not responsible for the content of third-party websites. Analyst estimates are attributed to their publishers and represent those publishers' views at the date quoted.

10. Limitation of liability

To the fullest extent permitted by law, Jeffery Ng and Huttons Asia Pte Ltd exclude all liability for any loss or damage, direct or indirect, arising from reliance on information on this website, from errors or omissions, or from the website being unavailable. Nothing in these terms limits liability that cannot be excluded under Singapore law.

11. Changes

Information on this website will be updated as the Developer releases project particulars, floor plans, the site plan and prices. Each page shows a "last verified" date. These terms may be revised at any time; the version published on this page applies.

12. Governing law

These terms are governed by the laws of the Republic of Singapore and any dispute is subject to the exclusive jurisdiction of the Singapore courts.
